ABSTRACT

Matraman is one of the sub-districts in East Jakarta which has a strategic position which is closest to the Central Business District (CBD) of Jakarta. Strategic position is an opportunity for Matraman District, one of which is accessibility to the Jakarta CBD. Utan Kayu Selatan is one example that is experiencing rapid development. One of the developments in the economic sector is Utan Kayu Raya Road, which has increased the land price in the surrounding area. The potential of the property business in Utan Kayu Selatan is an attraction. Business interest cannot be seperated from the  factors of accessibility, public and social facilities. Mathematical models can be used for mapping, explaining the relationship of these factors to land prices. Therefore, a mathematical model can be used to help the parties involved in the property business. In estimating the land price in the village, Radial Basis Function (RBF) method is used by looking at the relationship between the distance of land parcels to roads, public facilities and social facilities. Modeling is carried out based on a sample determined on the zone price and NJOP. Furthermore, the calculation of the distance is done by network analysis. As a result, the factor of accessibility, public facilities and social facilities in RBF model of zone price affecting 61.82% while in RBF model of NJOP price affects 34.91%. The effect of each factor can be seen in the statistical value and to see the size of the influence can be seen in the coefficient of the model where the most influential accessibility factor on the zone price model is Utan Kayu Raya Road while the NJOP price model is Jenderal Ahmad Yani Road. Meanwhile, public facilities and social facilities that have the most influence on the zone price and NJOP price model are Jakarta State University and Green Pramuka Square.
